Policy: Advance
reservations are recommended and a deposit is required. Rates are for double occupancy,
excluding tax, and include a Full Home Town Cooking buffet breakfast. Please add $20 for
each additional person in your room. A 2-night minimum is necessary for holiday weekends.
Group rates (up to 12) and multiple night discounts are available. Arrival Policy: As Innkeepers, we welcome our guest and demonstrate how to use equipment. Guests must follow the instructions for using the TV’s, hot tubs and other electrical equipment at Gaines Landing B&B. Failure to do so may leave guests liable for any damage they cause. Departure Policy: Following check-out our suites are cleaned, inspected and inventoried. Any damage to the suite or the suite's contents and or any missing item(s) will be charged to the guest credit card on file. Fees related to cost of repair or replacement of damaged property will be the customer’s responsibility and billed separately from other charges. Unreasonable cleanup problems, beyond reasonable wear or tear, will be billed to customer on top of other charges (including hot tubs) at the rate of $35 per hour. Gaines Landing B&B is not responsible for items left in the room after checkout. We can arrange to mail your property to you, after the cost of shipping and handling is covered. Deposit & Cancellation Policy: Due to the B&B's limited number of rooms and to avoid any disappointments, advance reservations are recommended. A deposit is required on all package reservations, including lodging, show tickets, attractions, weddings and/or receptions. In case of a cancellation, your deposit will be refunded in full with at least a fourteen day advance notice, less a $25 service charge. Cancellations with less than a fourteen day notice results in a 100% forfeiture (The total cost of all nights reserved, including all show tickets, attractions, weddings and/or receptions). Your deposit is an acceptance of this policy. Property Damages and Missing Items Policy: Please note that in the event that Gaines Landing B&B’s property is damaged in any way, beyond reasonable wear or tear, or property items are taken or lost during the course of your stay or extra cleaning is required or more guests stay that are not included in the package, Gaines Landing B&B reserve the right to retain / charge a reasonable cost for the replacement/repair of the item(s) to the Guest. Should you find the property damaged prior to your stay, please advice us immediately! Failure to do so will deem you to be totally responsible for the condition of the property on departure. The Guest acknowledges that the credit card used for the booking may be debited. Non-Smoking Policy: Items Policy Gaines Landing B&B is a non-smoking facility. Smoking is permitted on your private patio. If the no-smoking rule is infringed or if there is any evidence that a room has been smoked in, Gaines Landing B&B is entitled to debit guests for the cost of cleaning fabrics, furnishings Etc., at the rate of $50 up to $50 plus a 2 nights room rental.
